HTA Design's latest project, the 3 & 15 West Lane aparthotel buildings at Canary Wharf, pays homage to the area's 19th-century industrial and shipping heritage while promoting sustainable living.

Located in the heart of the Wood Wharf masterplan, these two distinct buildings - 3 West Lane and 15 West Lane - have been designed to reinforce the pedestrian-oriented "The Lanes" neighbourhood. The tall, slender 3 West Lane marks the edge of Union Square, while the broader, lower 15 West Lane faces Bellevue Place.

The development offers 297 aparthotels designed for both short- and long-term stays. The ground floor houses retail and restaurants, while extensive shared amenities such as lounges, co-working areas, private dining rooms, and three roof terraces foster community and adaptable living spaces.

The buildings, predominantly brick with pre-cast concrete detailing, acknowledge their historical setting without resorting to pastiche. Instead, they draw inspiration from the lost warehouse architecture of the former Isle of Dogs docklands, also echoing the loft-style vernacular of New York.

Sustainability is a key focus of the project. All apartments are equipped with efficient services that support low-carbon living. The buildings have achieved BREEAM 'Excellent'. Sustainability strategies were developed by HTA's Sustainable Futures team, and openable windows in the apartments eliminate the need for mechanical cooling.

The public realm provides active frontage and year-round engagement with the wider neighbourhood. Union Square, situated at the foot of the buildings, offers views and step-free access via a series of long pedestrian routes. The surrounding landscape supports biodiversity and improves connectivity across the estate.

The new serviced apartments form part of a car-free neighbourhood called The Lanes, characterised by pedestrian streets, pocket parks, and independent shops. The project, part of HTA's ongoing collaboration with Canary Wharf Group, complements nearby Eden Dock.

Union Square, a meanwhile space with a minimum lifespan of five years, features a hard-surfaced events area, bleacher seating, edible planting, and an informal play space within naturalistic planting. The public realm aims to create an active public realm that engages with the wider neighbourhood.

The internally designed 297-apartment scheme takes cues from the vivid visual language of Wes Anderson. The scheme signals a broader transformation of the Wharf as it looks to create a socially and environmentally responsive place to live and work.

The buildings are the first in a new offering from CWG's build-to-rent arm, Vertus. The schemes, including 3 & 15 West Lane, are part of a broader effort to blend historical resonance with contemporary urban living, contributing to Canary Wharf’s evolving residential character and providing a vibrant, mixed-use neighbourhood centered on pedestrian engagement and heritage acknowledgment.
